Start before you file

The single highest-leverage conversation a self-employed buyer can have happens before the next return is filed, not after. A deduction that saves you a few thousand in tax can cost you six figures of purchasing power for two years. That's a trade worth making deliberately rather than by accident.

Add-backs people forget

Depreciation, amortization, depletion, business use of home, and certain non-recurring expenses can often be added back to qualifying income. So can one-time losses that are properly documented as non-recurring. Whether they get added back depends on how the file is presented.

Bank statement pricing is a real cost

Non-QM bank statement programs carry higher rates than agency financing. Sometimes the right answer is to use one now and refinance to conventional in two years once the returns support it. Sometimes the right answer is to restructure how you take income and wait. I'd rather show you both than sell you the one I have.

The rate shown is par — the cheapest rate that costs you nothing — and a buydown walks down that same ladder for whatever the benefit actually pays for.
